Dan Floriani / Partner

Dan Floriani

Dan Floriani is a Partner and Co-Founder of Pacific Industrial. Mr. Floriani is primarily focused on the Inland Empire and Orange County markets.

During his career, Mr. Floriani has been responsible for the acquisition, development, financing and disposition of over 10 million square feet of industrial real estate. Prior to co-founding Pacific Industrial, Mr. Floriani was a Partner and Executive Managing Director a privately held industrial real estate development and investment firm that completed more than $100 million in industrial transactions during his tenure.

Prior, Mr. Floriani was a Vice President at DCT Industrial (“DCT”), the second largest publicly traded industrial REIT in the United States. At DCT, Mr. Floriani led all leasing, acquisition and development activities for the Southern California region and closed 14 transactions, increasing the 2.5 million square foot regional portfolio to 4 million square feet while simultaneously decreasing vacancy from 17% to 1% in 18 months.

Prior to DCT, Mr. Floriani was a Partner at Phelan Development, a privately held development company that purchased, entitled, and constructed industrial properties throughout Southern California. Mr. Floriani joined Phelan Development by way of Panattoni Development where he worked on several million square feet of new ground-up development in Southern California valued at over $250 million. Mr. Floriani commenced his career at Spieker Properties which later merged with Equity Office Properties (“EOP”). During this time, Mr. Floriani helped negotiate a high volume of transactions culminating in the disposition of a $60 million dollar business park. Additionally, Mr. Floriani led a team that managed all construction activity for a 10 million square foot Class A office and retail portfolio and coordinated over $100 million dollars of construction projects.

Mr. Floriani is a graduate of University of Southern California (B.S., Urban Planning and Development emphasis on Real Estate Development and Minor in Business Administration.) He currently lives in Newport Beach with his wife and three young children.

 

Neil Mishurda / Partner

Neil Mishurda

Neil Mishurda is a Partner and Co-Founder of Pacific Industrial. Mr. Mishurda is primarily focused on the Los Angeles market.

During his career, Mr. Mishurda has been responsible for the acquisition, development, financing and disposition of over 6 million square feet of industrial real estate, primarily in the in-fill markets in Los Angeles. Prior to co-founding Pacific Industrial, Mr. Mishurda was a founding Partner and Executive Managing Director with a privately held industrial real estate development and investment firm that constructed and acquired $400 million of industrial assets during his tenure. There, Mr. Mishurda sourced and completed complex transactions with both private and institutional capital partners, ranging from build-to-suits and land acquisitions with governmental agencies to acquisitions of highly competitive in-fill development projects.

Prior, Mr. Mishurda was an industrial real estate broker at CBRE, the largest commercial real estate brokerage firm in the world. In addition to establishing and co-managing the firm's Los Angeles Private Client Group, Mr. Mishurda also focused on investment sales, tenant representation, landlord representation, and development. Mr. Mishurda commenced his career at Horton Lees Brogden, a nationally-recognized architectural engineering firm where he participated in designing architectural lighting systems for complex projects, working directly with the master developers, project architects and engineering teams.

Mr. Mishurda is a graduate of University of Colorado (B.S., Architectural Engineering). He currently lives in Manhattan Beach with his wife and three children.

 

 

Kevin Rice / Director

Kevin Rice

Kevin Rice is a Director for Pacific Industrial.

Prior to Pacific Industrial, Mr. Rice served as a Vice President at Lincoln Property Company where he was responsible for industrial and adaptive reuse acquisitions in Southern California.

Prior to joining Lincoln Property Company, Mr. Rice was an associate with CBRE, in the Capital Markets group. In that capacity Mr. Rice focused on arranging debt and equity financing for private and institutional multi-family investors.

Prior to joining CBRE, Mr. Rice served as an officer in the United States Marine Corps. During his tenure in the Marines, Mr. Rice served in Force Reconnaissance and was a member of the Marine Corps Special Operations Command. Mr. Rice’s service included deployments to Asia, Iraq ,Afghanistan and the Ukraine in support of the war of terror. For his service in Afghanistan he was awarded the Bronze Star for valor in combat.

Mr. Rice is a graduate of the University of Notre Dame (B.B.A, Marketing) where he played varsity football for the Irish. He also earned two Master’s Degrees from the University of Southern California, an MBA as well as a Master’s in Real Estate Development. He lives in Playa Vista with his son and daughter.

 

 

 

 

 

 

 

 

John Grace / Director of Development

John Grace

John Grace is the Director of Development of Pacific Industrial.

During his career, Mr. Grace has been responsible for the development of over 10 million square feet of industrial and office assets across Southern California. Prior to joining Pacific Industrial, Mr. Grace worked in various consulting capacities advising publicly traded REITs and privately-held developers throughout the duration of the development lifecycle which included complex developments for two Fortune 500 companies.

Mr. Grace is an entitlement expert with extensive experience navigating every facet of the process, including General Plan Amendments, Zone Changes, the Subdivision Map Act and comprehensive CEQA compliance issues. Mr. Grace specializes in developing strategic relationships with a variety of public agencies in order to execute often complex and even nontraditional development processes such as working with state agencies to obtain Water Quality Certifications, navigating the Water Resources Control Board, and processing Clean Water Act Permits through the US Army Corps of Engineers. In the course of overseeing State-mandated environmental processes such as EIRs and MNDs, Mr. Grace has managed difficult environmental issues such as the Multiple Species Habitat Conservation Plan (MSHCP) , Habitat Assessment and Negotiation Strategy (HANS) and even oil well abandonment protocol adoption and permitting through California Department of Oil, Gas and Geothermal. He has also coordinated the formation of Community Facilities Districts, initiated and managed annexation proceedings through Local Area Formation Commission, administered tri-party agreements amongst private parties and City and County agencies, and has even negotiated new rail service for properties with the BNSF. Prior to his development management positions, Mr. Grace served as a public-sector city planner.

Mr. Grace is a graduate of University of Southern California (B.S., Urban Planning and Development, Summa Cum Laude.) He currently lives in Lake Elsinore with his wife.

 

Emily Mandrup / Development Manager

Emily Mandrup

Emily Mandrup is a Development Manager for Pacific Industrial.

During her career, Ms. Mandrup has entitled over 6 million square feet of industrial property in Southern California and has over a decade of comprehensive real estate experience. Specializing in strategic project management execution, Ms. Mandrup has been responsible for investments and developments from project inception through disposition. She has proved proficient at every stage including acquisition transaction management, client relations, design and entitlements, construction, and property and asset management.

Prior to joining Pacific Industrial, Ms. Mandrup was Development Manager for Xebec Realty Partners and successfully completed twelve ground-up developments in the Los Angeles in-fill and Inland Empire West totaling over 1.2 million square feet. In addition, she effectively managed an investment portfolio of over 2 million square feet.

Ms. Mandrup is a graduate of California State University Northridge (B.S., Business Administration, Real Estate and Finance). She currently lives in Santa Ana with her two sons.

 

 

 

 

 

 

 

 

Charley O’Desky / Project Manager

John Grace

Charley O’Desky is a Project Manager for Pacific Industrial.

Prior to joining Pacific Industrial, Mr. O’Desky was an industrial real estate broker at Cushman & Wakefield, the largest, private real estate brokerage firm in the world. Focusing on investment sales, tenant representation and landlord representation in the Orange County market, Mr. O’Desky helped facilitate the sale and leasing of over 1 million square feet of industrial and office space, with transactions valued at over $100 million. After just six months with Cushman & Wakefield, Mr. O’Desky independently sourced and closed the sale of a $1.5 million industrial building, while representing both the buyer and the seller.

Prior to Cushman & Wakefield, Mr. O’Desky was a member of the Strategic Alliances team at Caruso Affiliated in Los Angeles. There, Mr. O’Desky was responsible for strategizing new ways to develop and build revenue-generating sources at all Caruso properties, including The Grove, one of the highest grossing shopping centers in the country. At this property, Mr. O’Desky developed and executed a multi-million-dollar Citibank experiential sponsorship program.

Mr. O’Desky is a graduate of the University of Southern California (B.S., Business Administration with an emphasis in Real Estate Finance & Entrepreneurship, Cum Laude). He currently lives in Newport Beach with his dog, Pumpkin.
